Govt Okay New Property Reference Prices

The average selling price of a property in Tirana is estimated to be 124,000 Lek/m2. With the approval of new reference prices, prices all over the country have increased, where the most expensive areas are Farka, Artificial Lake in Tirana, and Dhërmi in the southern coastal area, where the prices from 190,000 to 258,000 Lek/m2.

The government has approved the new reference prices for buying and selling properties in the market. Compared to 2023, prices have increased in large cities as well as coastal areas.

Thus, in Tirana for all cadastral areas, the average price per square meter is Lek 124,300. In the district within the capital, the cheapest area is Paskuqan with a price of 62,500 Lek/m2, while the most expensive is the area near the artificial lake with a price of 227,400 Lek/m2. But, beyond the urban areas of the city, the Farka lake area holds the highest price in the whole country, where around the lake of this administrative unit, the property price reaches 257,000 Lek/m2.

Meanwhile, in Durrës, the new average price of housing reaches Lek 71,200 from Lek 67,500 per m2 in 2023. A similar trend is also observed in the large centers of other cities where the price has increased for one year, up to Lek 14,000 per m2.

As for coastal areas, Dhërmi coastal area leads the prices, where one square meter costs nearly Lek 190,000.
