Structural Concerns Reported at 'Durrës Marina' Project, Albanian Authorities Confirm Building Subsidence

Albania’s National Inspectorate for Territorial Protection (IKMT) has confirmed structural concerns at the high-profile “Durrës Marina” development after media reports raised alarms over potential construction issues within the project.

According to an official statement released by the inspectorate, inspections were carried out on two residential buildings located in management zones A02 and A04 of the “Durrës Marina” project, both currently in the external finishing phase.

A topographic assessment conducted by the Institute of Construction found that Building 02 had experienced structural settlement of 28 centimeters, while Building 04 had subsided by 18 centimeters.

The inspectorate stated that the findings prompted authorities to formally request immediate intervention measures from the project’s implementing company, including the preparation and execution of technical reinforcement plans aimed at ensuring the long-term stability and safety of the structures.

According to IKMT, the reinforcement project must also receive approval from the relevant legal and technical authorities before implementation, in order to guarantee compliance with national construction and planning standards.

The “Durrës Marina” project — also widely referred to as the Alabbar complex — has been promoted as a strategic €3.2 billion investment transforming the port area of Durrës into a luxury marina and residential hub.
