Property Prices Increase by 20% in Durrës, Saranda

Coastal areas continue to be the most coveted for property purchases, especially by foreign nationals.

At the beginning of the spring season, the prices of apartments on the coast, according to the data of real estate agencies, in Saranda increased by about 40% compared to last year.

In Durrës and Qerret, properties became more expensive by 15%. Currently, the increase in demand and the low supply of properties on the first coastal line has brought another price increase of up to 20% of apartments in Durrës. While in Saranda, there will be an increase in prices for new properties that will soon be completed.

Arian Gjuzi, broker of the real estate agency "Century 21 EON" in Durrës, underlined for Monitor that the prices in the first coastal areas of Durrës have increased by 300 euros more.

From 1,500 euros, which was the maximum price, it has reached 1,800 euros per square meter. Gjuzi claims that in rare cases the price of luxury properties reaches 2,000 euros per square meter.

According to him, the reason for the increase in properties in the first line of construction is the high demand and very low supply. Rather, these properties are bought by foreigners.

In Saranda, another increase in apartment prices is expected.

According to Eron Çumani from the real estate agency "Saranda Property", the prices of apartments in the most recent constructions in Saranda range from 1,500 to 2,500 euros per square meter. Compared to last year, prices are about 40% more expensive.

The head of the real estate agency "Saranda Property" says that in this city, several new buildings are nearing completion, with prices expected to be over 2,500 euros per square meter. The reason for the increase is the quality of constructions according to ?umani, including complexes with a variety of services.

But the increase in prices is expected to bring a decrease in demand. According to Eron ?umani, the upward trend of prices in Saranda is expected to encourage foreign citizens to buy property, since competitive prices compared to other coastal countries such as Montenegro or Croatia is one of the main reasons why foreigners invest in this sector.

So for this year, the prices of apartments in the southern resorts, as the sales offices claimed earlier for Monitor, were from 2,000 to 3,500 euros per square meter. The demand for buying apartments in the south is higher than for villas and is dominated by foreign nationals.

The sale of apartments in the air was also implemented in the south of the country, as in the "Marina Bay Saranda" resort, which is expected to start soon, and the investor has as a sales reference the price of around 3,200-3,500.

While in the "Marina Orikum" resort, an investment that came in time, designed and developed by an Italian investor, is currently under development with Villas Marina and Apartments Marina, positioned inside a Marina.

"Concord Investment" claimed earlier that the price of existing apartments varies depending on the view from 2,000 to 2,500 euros/m2. Meanwhile, in the new investment, that of new buildings with contemporary standards, prices start from 2,500 euros/m2 to 2,800 euros/m2 and 3,000 euros/m2 depending on the panoramic view (pent-house).
