Regional SEE News: Albania’s BALFIN Unveils 13 mln Euro Shopping Mall Project in Green Coast, Galleria By TEG

Retail SEE news, an influential and prestigious online media outlet, focused on the retail industry in the region, dedicates a special article to Galeria by TEG, a shopping mall in the luxury seaside resort, Green Coast.
SEE news underline that “Albania’s construction-to-retail conglomerate BALFIN Group said on Tuesday it is planning to build a shopping mall in its luxury seaside resort Green Coast near the southern town of Himara, with a total investment value estimated to surpass 13 million euro .
Of the total, 10 million euro is the investment for construction, and an additional estimated 3 million euro has been planned by the tenants for the mall’s interior decoration, BALFIN told SeeNews.
The project, Galeria by TEG, is envisioned as an extension of BALFIN’s Tirana East Gate (TEG) mall in Tirana, and will be operated by BALFIN’s property management arm, ACREM.
Similarly to its Tirana counterpart, Galeria by TEG will accommodate fashion and electronic stores, coffee shops, restaurants, and supermarkets.
The famous EAA-Emre Arolat Architecture studio has been hired by Green Coast for the building design, Balfin added for SEE news.
Galeria was conceived as a vibrant shopping and leisure hub, combining a curated collection of global brands with the rich cultural heritage of the southern region. Spread over 4,000 m2, Galeria will feature a diverse portfolio of mid and high-end brands in fashion, electronics, and more. Gastronomy is its strong point, with several dining options to cater to every preference in the food area.
“We are excited to offer modern amenities for local residents and visitors. The name chosen associates Galeria with TEG, a top-of-mind brand and actor in the sector. Surely, Galeria by TEG will turn into the southern haven for shopping and culinary experiences,” says Elda Hysenbelli, CEO of ACREM.

The project’s unique design showcases the expertise of the renown EAA-Emre Arolat Architecture, based in Istanbul, which is an added value to this commercial gem located in one of the most exquisite beaches in Albania, that of Green Coast. “We are nearing the completion of Galeria’s construction. The result will be truly stunning, a unique and elegant commercial object in the region,” says Kozma Heqimi, the CEO of Balfin Construction.
From the design and finance unit, projects managers and their associates at Green Coast; to architects, engineers, and construction workers at Balfin Construction; and finally, ACREM’s team of technicians, architects, leasing, project management, marketing, finance & legal specialists – over 100 professionals have worked hands on this project. “The design, implementation, commercialization and operation phases of this €12 million Green Coast investment carried out between 3 companies have demonstrated the incredible potential of our synergy as a Group,” says Armando Alicanaj, the Program Manager of Green Coast.
Galeria will be officially open for the public in May of this year. Not only will it boost visits in the region and complement the touristic experience at Green Coast, but also incorporate the best practices of sustainable management, aligned with BALFIN Group’s approach across industries. The internal cooperation between companies on the completion of this project is another substantial motive why the Group prides itself with Galeria. The latter is an integral part of Green Coast, the biggest tourism investment in Albania and one of the most important in the region, valued at over €1 billion.
