Housing Prices Still Risinge, Pace Slows Down in Tirana
Housing prices in Albania have continued to rise during the second half of 2025, but at a more moderate pace, according to the Financial Stability Report for the second half of 2025 of the Bank of Albania.
The Fischer Index shows that the average price of homes sold has increased by 11.7% compared to the previous half and by 28% compared to the previous year, while the annual growth has slowed significantly compared to the previous period.
In Tirana, the housing market has shown a noticeable stabilization, where prices have remained unchanged compared to the previous half and have increased only 4.4% on an annual basis.
According to the Bank of Albania, the overall market growth has been supported mainly by coastal areas, while an acceleration in property sales has also been observed, with a decrease in the average transaction time at the national level.
The report also highlights that bank credit continues to be the main source of financing for property purchases, while rental demand and prices in this segment have increased, especially in urban areas.
